Odd map issue

Hey everyone,

 

So Im working on my 2nd map its been some time so re-re learning it all haha

 

But I have come across this odd issue, when I load into the game my map shows on the Map and Mini Map but the road and trees are not actually showing in game...

I had this issue in reverse on my first map *not showing on map / mini map but showing in game* I have rebuilt the lot files and started fresh.. i just can not work out why its not showing up...

 

Any help would be greatly appreciated thanks
